Buying a property in Turkey may sound like a difficult and tiresome process, but it's not if you work with the right people and surround yourself by trustworthy companies (Hi that's us) then this process is not stressful at all and straight forward.

Step by step guide on how people generally buy property in Turkey.
1 Research
you can't compare the markt in Turkey to Europe or any other market for that matter. Everyone has a powerful computer in there pocket these days, sit down grab a nice beverage and browse the internet compare prices, features, quality and most important of all ASK QUESTIONS to your broker.
2 Finding the right Real Estate company
Actually no need for this step as our address is on the Home page.
All jokes aside, This step is by far the most important one, big Real-Estate companies are a safe bet as they have many employees, good contracts and work together with many local Real Estate companies but it's harder to find the real hidden Gems (as they most likely work together with some construction companies).
Working with Local Real estate companies requires some more attention, if the way of working does not sound logical then most of the time it's not a good idea to continue with them. Follow your gut feeling!
Also make sure that the real estate agent Listens to you, if you demand a beach villa and he guides you to a mountain apartment then you might want to consider to search another agency.
3 communication with the property agent
Don't be shy to pick up your phone and ask the agent some questions, some of us do not like to talk to a salesperson, but it's important to have a good connection with the agent. By establishing a good and friendly based connection the agent might even go above and beyond for you! "Uhum Neg Real Estate"
4 Visit Turkey
Sounds pretty logical, find the neighborhood YOU think you want to live in or want to do business, explore and get to know the locals!
5 Visit different projects
Believe it or not, but I have seen many people's perspective and idea change. By visiting Different kind of projects and concepts you allow your mind to fantasize and explore the possibilities. Also you will see different prices and different materials being used. Online is not the same as in Real-life. Projects can look beautifull online but have a terrible layout once you get there, or my favorite the hidden gems. Finding terribly photographed properties and seeing the possibilities.
6 Wine & Dine & Refine
Narrow it down to what stole your heart, the one with the beautifull view? The villa with garden so your children can play? so many options so many choices take your time! revisit them if you want to. if your Realtor refuses or gets annoyed *red flag*.
7 Negotiate about the asking price and terms.
It's Turkey everything is negotiable, I'm not saying you can go down 10/20% but you should be able to get a small discount. Also it's always interesting to talk about the terms, what is included what's not? what are the monthly costs or fees.
8 Close the deal!
Shake those hands, drink a Tea! Congratulations the home is yours!
Most likely this part will include a non refundable deposit depending on the price of the apartment and what you agreed on. this will be deducted from the total price of the property.
9 Stay for the transfer of the title deed or get a lawyer to do that part
Either the buyer stays and waits for all the paper work to be ready and get's the tittle dead this way, the buyer appoints a lawyer and gives that lawyer a POA (power of attorney), so the lawyer can finish the whole process on behalf of the buyer.
10 Receiving the tittle deed (Tapu)
Congratulations! you now officially own a property in Turkey.
after receiving the Tapu you might want to do the following:
Register at the City hall
Get a mandatory Earthquake insurance
Fire insurance
Electric
Water
Gass
Internet
etc...
